Reconnecting Capital with the Real Economy: The Future of Real Estate Tokenization

ABSTRACT 

Real estate has always been important for stimulating economic growth, protecting wealth, and providing a promising long-term investment. However, purchasing real estate directly is too costly, and traditional financing methods are heavily dependent on bank loans. Slow process, low liquidity, and limited investor access are also challenging the industry. Volatile economic conditions, high inflation and interest rates, and rising construction and financing costs are also increasing the pressure on the real estate sector, especially in emerging countries like Türkiye. While global financial systems are being reshaped and blockchain-based tokenization emerges as a new model in capital markets, real estate financing is also being radically transformed. In this context, this paper discusses real estate tokenization as a new financial approach that uses blockchain technology to represent property rights in digital form and enables investors to make investments in a more digital, decentralized, and fractional way. The paper sets out a strategic roadmap for Turkish real-asset tokenization and offers sustainable policy recommendations.
